“Summer-ready” on a NSW custom build is not cushions and string lights first—it is hydraulics, barriers, energy modelling, and bushfire edges documented before you pour paving. BOREC HOMES PTY LTD sequences the items below with certifiers and consultants so the outdoor season does not become a variation log.
Alfresco falls and outdoor kitchens
Paving and deck planes need falls to grated points or legal discharge before joinery and stone arrive. Gas, cold water, and power for BBQ banks are coordinated with the floor waste strategy and the island carcass so inspectors are not reconciling three PDF revisions.
Pools, barriers, and hydraulics
Barrier heights, non-climb zones, and pump electrical circuits are on the pool hydraulic sheet and the switchboard schedule together. Overflow and backwash paths are labelled against the stormwater strategy—not assumed to the landscape stage.
Roof, gutters, and storm bursts
Summer storms test gutter sizes, sumps, and downpipe routes. We check box gutters and valley discharge against the hydraulic brief for the block, especially where upper roofs drain onto lower roofs or alfresco slabs.
Glazing, shading, and the energy model
Western glass without external shade overheats rooms the AC cannot recover cheaply. External screens, eave projections, and operable openings are recorded against the NatHERS/BASIX submission so the built house matches the model.
BAL and garden interface
Mulch beds hard against weatherboard or unscreened ember gaps are a common summer risk. We set out garden zones, irrigation, and fencing clearances against the BAL construction certificate where it applies.
If you are pricing an alfresco or pool package for handover before next summer, contact BOREC HOMES with your survey and DA conditions—we can align hydraulic and electrical allowances before you lock PC items.
