An island is where structure, joinery, and services meet. On BOREC HOMES PTY LTD projects we resolve the items below on the kitchen plan set before stone templates and appliance orders—otherwise bench overhangs, duct runs, and seating knees clash on site.
Circulation and work triangle
We dimension aisles to the NCC and your appliance door swings—not only to a furniture layout. That fixes whether a double fridge, dish drawer, or seated overhang is viable without narrowing the cook’s run.
Services rough-in
Sinks, dishwashers, under-bench power, and pop-up outlets are coordinated with the floor waste strategy and the island carcass structure. Gas or induction on the island needs ceiling or floor paths drawn with the mechanical consultant, not assumed “later.”
Structure and stone
Long stone spans need support for overhangs and cut-outs for hobs. We note substrate type and maximum cantilever on the joinery elevation so the stone fabricator matches the engineered bench, not the other way around.
Materials on schedule
Laminate, timber veneer, two-pack paint, and stone each carry edge profiles, joint positions, and cleaning constraints. Selections are listed with slip ratings at the servery step if the island faces an alfresco threshold.
Visual hierarchy
A feature island can carry a contrast finish while keeping plinth lines aligned with perimeter joinery so handles, rail heights, and shadow gaps read as one kitchen. We avoid one-off module depths that orphan appliance niches.
Integrated functions
Pull-out bins, appliance garages, and wine storage are drawn with internal dimensions and ventilation gaps for compressors. Anything requiring drainage is tied to the hydraulic sheet with labelled wastes.
Seating and lighting
Bar seating needs knee space, toe kicks, and pendants or recessed task lighting located off the finished bench plane. We set switch circuits so feature pendants are not trapped above a plaster bulkhead with no access.
